We partner with Cozy to offer a tenant portal. The tenant portal allows you to make rent payments, purchase renter's insurance, and submit maintenance requests. Important documents such as lease agreements are also stored in the Cozy tenant portal.
You will be sent an email with a link to set up your Cozy account after you sign your lease. There is no additional cost to use this service.
Rent collection is done exclusively through the Cozy app. Please see the video tutorial to create your Cozy account and set up recurring rent payments.
The Cozy app accepts ACH/checking account payments at no charge or credit card payments with a processing fee. Alternative forms of payment such as personal checks, money orders, cashier's checks, and cash payments are not accepted.
Yes, all properties managed by Homewood Realty require proof of renter's insurance with liability coverage of at least $100,000. Proof of current valid renter's insurance is required at the start of your lease. If you do not have your own insurance then you can purchase renter's insurance through the Cozy app.
Tenants are responsible for cutting the lawn, changing light bulbs, unclogging toilets, and changing the HVAC filter.

A typical HVAC air filter is 1-2 inches and should be changed every 2 to 4 months. Changing the filter every 3 months can save 15% on your utility bills by reducing energy use.
We recommend identifying the filter type and size that is already in the HVAC unit and replacing it with the same one every 3 months. If you have seasonal allergies or pets you may want to buy a higher quality filter and change it more frequently. See the HVAC air filter buying guide.
Septic tanks require routine maintenance and emptying, which is paid by the owner. However, septic tanks are more prone to clogs if certain items and/or substances are poured down the drain or flushed down the toilet. Please read this guide to avoid clogging the septic tank. Plumbing costs due to misuse of the septic tank are charged to the tenant.
Owners are responsible for all usual maintenance such as roof, plumbing, electrical, and any structural work that needs repair as long as it was not the result of tenant misuse.

Lockouts are the responsibility of the tenant. You must call a locksmith to unlock your door at your personal expense. We recommend keeping a spare key outside the home to prevent lockouts.
